But if you have a relatively recent loan, you're likely looking at tens of thousands of dollars in savings and cutting as much as eight years off the life of your loan. Obviously, not everyone can afford to make two extra mortgage payments a year. You're basically increasing your housing costs by 16%.
The 10/15 rule
If you can manage to pay 10% of your mortgage payment every week (in addition to your usual monthly payment) and apply it to the principal of your loan, you can pay off your 30-year mortgage in just 15 years.
How long do most people take to pay off a 30 year mortgage?
Most people with a 30-year mortgage won't keep the original loan for 30 years. In fact, the average mortgage length is under 10 years. That's not because these borrowers pay the loan off in record time. It's more likely that homeowners refinance into a new mortgage or purchase a new home before the term is up.
Paying more toward your principal can reduce the interest you'll pay over time. Because every payment that goes toward the principal builds equity in your home, you can build equity faster with additional principal-only payments.
Ideally, you want your extra payments to go towards the principal amount. However, many lenders will apply the extra payments to any interest accrued since your last payment and then apply anything left over to the principal amount. Other times, lenders may apply extra funds to next month's payment.
As long as you're not neglecting other financial goals and your budget can afford it, making an extra payment each year is a smart way to pay off your mortgage early. You won't see the fruits of your labor right away, but your hard work will be worth it when you own your home free and clear years ahead of schedule.
You can apply extra payments directly to the principal balance of your mortgage. Making additional principal payments reduces the amount of money you'll pay interest on – before it can accrue. This can knock years off your mortgage term and save you thousands of dollars.
